| Finding Property ValuesAs a buyer or investor one of the most important parts of your reseach is learning what the estimated value of a property is.Their are a few ways to determined value of a property, and most of them aim at getting the appraised value through comparable sales. Most lenders will only except the opinion of a licenced appraiser. Appraisers determine value by comparing simular properties that have recently sold ( usually within the last 12 months, the more recent the better) and within a certain radius ( usually within a mile, the closer the better). Appraisers charge a fee of $350 + depending on the type of property and or appraisal. Some appraisers will also provide a comparable search or verbal value quote for a much smaller fee. Some us are lucky enough to develope relationships with appraisers that they will provide comparables and value quotes for free. As an investor usually you don't have time to wait for and opinion on each prospective property, not to mention the possibility of burning up a relationship. They give you an estimated value range, a list of comparables, and subject property info and best of all its free. Your local tax Assessor is a great place to get information as well. They offer info on value, owners info, recent chain of ownership, building sketch, and tax info.
